Motherwell is the next town along from us in Wishaw, under ten minutes away, so it is one of the areas we are in most. Steel town housing, and the windows in it

Motherwell grew with the steel industry, and its housing still falls into a few clear groups, each with its own faults.

The sandstone villas along Hamilton Road and the streets off it were built from the late 1870s onwards, and they make up the town’s conservation area. Around the town centre there are red and yellow sandstone tenements from the 1890s and 1900s, on streets like Muir Street, Brandon Street and Merry Street. Most have long since swapped their timber sash and case windows for modern double glazing. Where that is a uPVC vertical slider, it wants a repairer who understands balances and travel, rather than someone who only knows casement hinges.

Beyond the centre, much of Motherwell is council built: Forgewood, Jerviston and the estates around Muirhouse, Flemington and Airbles, with low rise flats and houses alongside the tower blocks, several of which are now being cleared. Where houses were bought, most were re-windowed privately, many of them twenty or more years ago, and those windows are now at the age where the frame is fine and the hardware is done. Friction stays, espagnolette locks and door gearboxes are the three parts we reach for most.

North Motherwell is mainly detached and semi detached houses. Ravenscraig, on the old steelworks site between Motherwell and Wishaw, has been built up since 2006 by the national housebuilders, with around a thousand homes there now and a lot more planned. What a repair costs in Motherwell

We do not charge to come out. There is no call out fee and no charge for a look, and you pay for the work that gets done.

Sealed units start at £75 for a hopper sized pane, the small opener at the top of a window. Beyond that the price follows the glass itself, so a large toughened pane in a bay costs more than a small obscure pane in a bathroom, and a leaded or low emissivity unit is different again. Hardware depends on what is actually in the window, which is not always what it looks like from the outside.

Getting out to Motherwell

The Hamilton Road conservation area

Hamilton Road and the streets around it have been a conservation area since 1993, and it is the only one in Motherwell. North Lanarkshire Council’s guidance for the area points out that many of the houses are over a hundred years old, and that poorly matched modern replacement windows have already changed its character in places, so the council takes window and door changes there seriously.

Repairs need no permission. Replacing a misted unit, changing a hinge, freeing a sticking sash or fitting a new handle keeps the house looking exactly as it does now.

Replacement is a different matter. New windows or a new front door are where the council comes in, particularly on the street side of the house. Ask North Lanarkshire Council what would be acceptable before you order, not after. Our article on window rules in Scotland explains the wider picture.

New windows and doors in Motherwell

If the frames are sound we will say so and fix what has failed. When they are not, or when you simply want a change, we supply and fit new double glazing ourselves, from measuring to finishing.

Most council built and private houses in Motherwell suit casement windows. For the tenements, vertical sliding sash windows keep the look of the original sash and case, and flush sash windows give a more traditional line on older houses where a chunky modern frame would look out of place. Reversible windows make sense in upper floor flats. On the door side, we fit uPVC doors and Palladio composite doors.

Questions from Motherwell

Can you fix the sliding sash windows in our tenement flat?

If they are uPVC vertical sliders, yes. The usual faults are worn balances, which let the sash drop or refuse to stay up, and misted units, and both are repairs rather than replacements. If they are still the original timber sash and case, that is not work we take on, because we only replace double glazed sealed units, not single glazing or glass set in putty.

Our Ravenscraig house is only a few years old and the back door has dropped. Who do we call?

Try the builder first if the house is still covered by its warranty, since a door dropping in a house that new is theirs to put right. After that, or if you are getting nowhere with them, we can sort it, and a dropped door on a newer house is normally a matter of adjusting the hinges and keeps.

We are in the Hamilton Road conservation area. Can you still repair our windows?

Yes, and you do not need to ask anyone first. Fixing what is already there changes nothing anyone can see from the street. Permission only comes into it when windows or doors are being swapped for new ones.
