Steel town housing, and the windows in it

Motherwell has two very different sets of housing and they fail in different ways. Around Airbles, Hamilton Road and the top of Merry Street there are sandstone tenements and villas where the original sash and case has usually been swapped for uPVC vertical sliders. Those want a repairer who understands balances and travel rather than someone who only knows casement hinges.

Out through Ladywell, Muirhouse, Forgewood, Knowetop and Flemington the stock is mostly interwar and post war, a lot of it bought from the council and re-windowed privately in the nineties. Those windows are now at the age where the frame is fine and the hardware is done. Friction stays, espagnolette locks and door gearboxes are the three parts we reach for most.

Craigneuk and the lower streets nearer the Clyde sit in damper air than the higher ground, so misted units and tired gaskets show up sooner there. Misting is a failed seal rather than condensation you can wipe off, and the fix is a new unit in the frame you already own.

What a repair costs in Motherwell

Beyond that the price follows the glass itself, so a large toughened pane in a bay costs more than a small obscure pane in a bathroom, and a leaded or low emissivity unit is different again.
