Glass replacement in Glasgow

A misted unit is the commonest glass job in any part of the city. The seal round the edge of the sealed unit lets go, damp air gets between the panes and leaves a fog that comes and goes with the weather but never clears. The answer is a new unit made to the size of the old one and fitted into the existing frame, so the window stays and only the glass changes.

We only work with double glazed sealed units. Single glazing and timber windows with the glass set in putty are not work we take on.

Glass in tenement flats

Tenement work is mostly about access. A misted unit on a second floor front window sounds like a scaffolding job and usually is not, because in most uPVC windows the unit can be changed from inside the room. That keeps the cost down, and it keeps the factor and the other owners out of it, since nothing outside your flat is being touched.

Under the Tenement Management Scheme, which applies where the title deeds do not say otherwise, the windows that serve only your flat are your own responsibility rather than a common repair. In practice that means a misted unit or a stiff window in your flat is your call to get fixed, without waiting on a vote of the other owners.

The east end and the south side

The east end grew in layers. Parkhead and Shettleston are sandstone tenement country, with Parkhead Cross rebuilt in tenements by the 1880s, and Shettleston and Tollcross have been part of the city since 1912. Further out, Baillieston, Garrowhill, Mount Vernon, Sandyhills and Carmyle were still in Lanarkshire until the boundary change of 1975. Garrowhill was laid out in the mid thirties as a garden estate, Mount Vernon’s Victorian villas were surrounded by newer housing from the thirties onwards, and Sandyhills has everything from a thirties garden suburb to late eighties private housing.

The south side is different again. King’s Park and Croftfoot were built privately in the thirties by Mactaggart and Mickel, with a mix of semis, bungalows and the roughcast cottage flats Croftfoot is known for. Cathcart has red and blonde sandstone tenements, terraces and villas. Castlemilk was built by the Corporation from the fifties, mostly as three and four storey tenements.

Across all of it, a lot of homes have been re-windowed at least once, often by different owners at different times, so it is not unusual to find several makes of window in one close. That is no problem for a repair. We match the part to whatever is in your window.

What a repair costs in Glasgow

There is no call out fee for Glasgow, any more than for Wishaw. You pay for the work done.

Glass starts at £75 for a hopper sized sealed unit, the small opener at the top of a window. Bigger panes, toughened safety glass, obscure patterns and leaded designs cost more, and hardware is priced by the part. We quote each job on its own, and a photo on WhatsApp with a rough width and height is usually enough for a good idea of the cost first.

Getting out to Glasgow

Baillieston is about twenty minutes from us and the south side nearer half an hour, so the east and south of the city are normal runs. We work Monday to Friday, 8am to 5pm. A smashed pane or a door that will not lock moves up the list, so mention it when you call.

We do the work ourselves, with no subcontractors, so the person who measures your glass is the person who comes back to fit it.

Conservation areas and front windows

Most of the east end and south side is not in a conservation area, but Parkhead Cross is, and so is the Snuffmill area in Cathcart. Since May 2024, most window replacements in Scotland no longer need a planning application. In a conservation area, new windows at the front, or at a side facing the road, need the council’s prior approval unless they closely match the existing ones, and listed buildings need listed building consent, where Glasgow City Council does not accept uPVC.

None of that touches a repair. A new sealed unit in your existing frame, or a hinge or lock put right, changes nothing anyone can see from the street. Our article on window rules in Scotland covers the wider position.

New windows and doors in Glasgow

If your frames are sound, we will say so and fix what has failed. When they are not, we supply and fit new double glazing ourselves. Tilt and turn and reversible windows earn their place in tenement flats, where the outside of the glass is otherwise out of reach, vertical sliding sash windows keep the look of the original sash and case, and for doors we fit uPVC and Palladio composite doors. Questions from Glasgow

Do I need my factor’s permission to replace a misted unit in my flat?

Usually not. Where the deeds are silent, the Tenement Management Scheme treats windows that serve only one flat as that owner’s responsibility, and a new unit in the existing frame does not change the outside of the building. If your deeds say something different, they take priority, so it is worth a quick look.

Can you get to a second floor window without scaffolding?

In most cases, yes. Most uPVC windows are beaded on the inside, so the unit comes out and goes in from inside the room. If yours are beaded on the outside, we will tell you from a photo before anything is booked.

Our close has three different makes of window. Is that a problem?
