Hamilton’s housing, and what goes wrong with it

Hamilton has a wider spread of housing than most towns we work in, and each kind brings its own window and door problems.

In the town centre, on streets like Quarry Street and Cadzow Street, there are Victorian sandstone tenements, and along roads like Auchingramont Road and Burnbank Road there are Victorian villas, with tall, narrow openings in thick stone walls. A lot of them lost their timber sash and case windows to uPVC long ago, and repairs there are as much about keeping the look right as fixing the fault, because a chunky modern frame in a slim Victorian opening never sits well. Several of those streets are in conservation areas, which we come to further down.

Whitehill is one of the older council areas in the town, mostly stone and brick semis from the twenties and thirties, with a good part of it rebuilt over the last twenty years. Udston was built in the fifties on old colliery land, and Hillhouse is a large council built estate. Where those houses were bought, most were re-windowed privately, which puts a lot of their uPVC on the same twenty five to thirty year clock. When one house on a street needs a gearbox or a set of hinges, the neighbours are usually not far behind.

Silvertonhill is different again: private detached and semi detached houses, built in stages through the sixties and seventies. A local history of the estate records that when it was new, there were only three patterns of key among the hundreds of front doors. Locks have come a long way since, but plenty of doors in Hamilton are still on the cylinder they were fitted with when the door went in, and an old standard cylinder is the weak point of most uPVC doors. Swapping it for an anti snap cylinder is one of the cheapest security upgrades you can make.

The newest layer is on the edges of town. New estates are going up around Meikle Earnock, and new council homes are being built in Burnbank and Whitehill. New houses have their own early problems, mostly doors that settle and start catching in the first year or two, and we cover that in the questions below.

What a repair costs in Hamilton

Glass starts at £75 for a hopper sized sealed unit. From there the figure follows the pane, so size, thickness, toughened or not, obscure patterns, leaded work and low emissivity coatings all move it. Hardware pricing follows the part rather than the job title, which is why a five minute handle swap and an afternoon rebuilding a door mechanism are nowhere near the same number.

Conservation areas in Hamilton

Hamilton has four conservation areas: two covering parts of the town centre and its older streets, one along Burnbank Road and one around Castlehill Crescent. Some of the villas and tenements in them are listed buildings as well.

Repairs are not affected. A new sealed unit, a new set of hinges or a door that has been re-hung so it locks again leaves the house looking the same from the street, so no permission is needed.

Replacement is a different matter. Swapping the windows themselves is where consent can come in, especially on the front of the house or where the style or material would change. Speak to South Lanarkshire Council before ordering anything, and if the building is listed, expect the rules to be tighter again. If new windows are being considered for one of those streets, ask about flush sash windows. Their opening sashes sit level with the outer frame, much like old timber casements, rather than standing proud of it.

New windows and doors in Hamilton

Plenty of windows that look finished only need a unit or a hinge, and we will tell you if yours are among them. But when a frame has cracked, the hardware is from a system nobody makes any more, or you simply want something different, new double glazing is the right call, and we fit it ourselves.

Casement windows suit most of the post war and private housing in Hamilton. In the tenements and older houses, vertical sliding sash windows keep the look of the original sash and case. In upper floor flats, reversible or tilt and turn windows mean the outside of the glass can be cleaned from indoors. Front doors can be uPVC or one from the Palladio composite range.

There is no price list for new windows, because size, style, glass and colour all move the figure and nobody can give you a real one without measuring. Questions from Hamilton

Can you replace one misted pane in a bay without touching the rest?

Yes. Each pane in a bay is its own sealed unit, so the failed one is measured and replaced and the others are left alone. You do not need the whole bay renewed because one unit has gone.

We are in a new build at Meikle Earnock and the back door has started catching. Who do we call?

Start with the builder. A door settling in a house that new is something they should sort while the warranty period is running. If the warranty has run out, or nobody comes back to you, we can help, and it is usually a hinge and keep adjustment rather than anything more serious.

Our front door still has its original lock. Should we change it?
