Old stock and new builds, two different sets of problems

Blantyre has changed a lot. Alongside the older terraces and ex council semis there are large modern estates that have gone up over the last twenty years, and the two throw up completely different faults. Older uPVC comes to us with perished gaskets, misted units and worn multipoint locks. Newer houses come to us with doors that were never properly adjusted after the building settled, so they drag on the keeps and have to be lifted hard to lock.

Neither of those is a reason to replace anything. A door that needs lifted to lock is almost always a hinge and keep adjustment, sometimes a worn gearbox. A misted unit is simply a piece of glass. We would far rather fix the part that has failed and leave you with a window that works properly than sell you a frame you did not need.

Sealed units start at £75 fitted. Hardware jobs are quoted on what the door or window actually needs, because a handle and a full multipoint lock replacement are very different pieces of work. How soon we can get out to Blantyre

A lot of Blantyre housing is young, and that changes the job

Blantyre has grown a great deal, and alongside the older village core there are large modern estates where the houses are ten, fifteen or twenty years old rather than fifty. That sounds like it should mean fewer problems, and mostly it does, but the problems it does throw up are a different set from the ones we see in older stock.

A window from the mid two thousands onwards is usually still on its original hardware. It has not reached the age where everything wears out together. What happens instead is that one component under load gives up on its own, well ahead of the rest.

Typically that is a hinge on the heaviest sash in the house, a handle on the window that gets opened most, or a single sealed unit that failed early. Everything else is fine. That is a small, cheap, quick repair, and it is worth knowing that because on a relatively new house people often assume something more serious is wrong.

Warranties, developers and who you should be phoning

This comes up constantly on newer estates and it is worth being straight about, because we would rather you got something fixed for free than paid us for it.

If the house is still inside its builder’s initial defects period, usually the first couple of years, faults are the developer’s problem and you should be going to them rather than to us. Structural warranty cover runs longer but covers a narrower set of things, and windows and their hardware generally sit outside it.

Separately, the windows themselves often carry a manufacturer or installer guarantee, frequently ten years on the sealed units. If a unit has misted on a fifteen year old house it is out of cover. If it has misted on a seven year old house, dig out the paperwork before you ring anybody, because it may well be free. Where we come in is after all that, or when the developer has gone, or when the installer has stopped answering, which is a common enough story. Ring and tell us the age of the house and we will tell you honestly whether you should be chasing somebody else first.

Condensation in a newer house

The other distinctly modern complaint. People move into a well built, well sealed house and find the windows streaming in the morning, and reasonably conclude the windows must be faulty.

They are usually not. A modern house is built airtight on purpose, and it relies on deliberate ventilation to get moisture out rather than on draughts. If the trickle vents are shut, and a lot of people close them because they think they are a draught, the moisture from cooking, washing and breathing has nowhere to go and lands on the coldest surface, which is the glass.

New houses also carry a great deal of construction moisture for the first year or two while everything dries out, so a house that streams in its first winter often settles down by its third. Opening the trickle vents costs nothing and fixes more of these than any repair does. There is a fuller explanation on our window condensation page and in trickle vents explained.

Condensation between the panes is the one exception and it is a genuine fault. That is a failed unit and no amount of ventilation will touch it.

The older parts of Blantyre

None of the above applies to the older village stock and the post war housing, which behaves like everywhere else in the area. Windows fitted in the nineties are now at the age where stays, gaskets and locking gear go together, and the answer is servicing rather than replacement. High Blantyre, Auchinraith and the streets round the old centre are mostly this rather than the new estates.

My house is only eight years old. Why has a window failed?

Usually because one component was working harder than the others rather than because anything is wrong with the house. The heaviest sash, the most used handle, the unit on the sunniest elevation. It is a single part, not a sign of things to come.

Should I go back to the builder?

If the house is very new, yes, and we will say so. Beyond the defects period, check whether the windows have their own guarantee before you pay anybody. We would rather point you at free cover than take the job.

Everyone on my street has the same problem

Happens on estates, because the whole street got the same windows on the same day. If several neighbours are affected it is worth mentioning when you ring, both because it may point at a batch issue worth raising with the installer, and because two or three jobs on one street is easier for us to fit in.
