How glass unit replacement works, step by step
It’s simpler than most people expect. First we measure the failed sealed unit and note the glass type you need. We then order a made-to-measure replacement unit and, once it’s in, return to fit it into your existing frame, with no need to replace the whole window. Most jobs are a quick, clean, single fitting visit with no mess left behind.

Replacement double-glazed units start from just £75. The exact price depends on the size of the unit and the type of glass. A small standard pane is at the lower end, while larger units or upgrades to energy-efficient Low-E glass, toughened safety glass or obscure/patterned glass for bathrooms cost a little more. How to tell if your double glazing has failed
A sealed double-glazed unit is two panes of glass with a sealed gap in between. When that seal fails, the tell-tale signs are hard to miss:
- Misting, fogging or a cloudy haze that appears inside the glass and won’t wipe off
- Droplets of condensation or even pooled water trapped between the panes
- A visible “blown” or smeared look that comes and goes with the weather
- Rooms feeling colder near the window as the unit loses its insulating value
If that sounds familiar, the glass has failed but your frames are almost certainly fine, so replacing the unit alone is all that’s needed.
How long the whole thing takes
Two visits, normally inside the same week. Sealed units are made to measure, so the first visit is measuring, checking the beading and confirming the glass type. Standard clear units come back from the supplier in a few working days. Obscure patterns, toughened safety glass, leaded or Georgian bar units and anything oversized take a little longer. The fitting visit itself is usually under an hour a window, and the room is usable again straight away.

Like for like is the usual choice, but a failed unit is a good moment to improve things while the beading is already off. Questions we get asked about misted units
Will the misting clear on its own?
No. Once the seal has gone, moist air gets in every time the glass warms and cools, and the fogging gets worse rather than better. Some days it looks clearer than others, which fools people into waiting a winter longer than they needed to. The background is in why double glazing mists up.
Can you not just drill it and dry it out?
You will see that offered. We do not do it, because it does not last. Drilling and venting a unit removes the visible fog for a while, but the unit is no longer sealed, the gas fill is gone and the misting comes back. Replacing the unit fixes it once.
One pane has gone. Should I do the rest at the same time?
Only if they have actually failed. Units fitted on the same day do tend to fail within a few years of each other, so it is worth walking round with a torch on a cold morning and checking, but there is no sense replacing glass that is still sealed. If several have gone, doing them together brings the price per window down.
Is the frame ruined?
Almost never. The frame and the beading are fine in the large majority of cases. That is the whole point of replacing the unit rather than the window. If you want the numbers, what it costs to fix a misted window compares the two properly.
How do I know for certain it is the unit and not condensation?
If you can wipe it off, it is room condensation. If the moisture is between the panes and no cloth will reach it, the unit has failed. Condensation on the inside of windows and condensation on the outside tell the three cases apart.
