The village housing we work on most

It also means we know the housing. When somebody rings from a street in Newmains and describes a window, there is a fair chance we have had the same pattern of hardware apart on that road before, which is the difference between arriving with the right part and arriving to have a look.
If a door will not lock and the house is not secure, say that when you ring rather than leaving it in a message. Being this close is exactly when it is worth telling us something is urgent, because there is a realistic chance of shuffling the day.
The housing round here and what it means
The villages round Wishaw grew around mining and steel, and the housing reflects that. A lot of what we work on is post war semi detached and terraced stock, much of it originally council built, alongside older village terraces and a scatter of newer estates.
What matters for repairs is when those houses got their windows done. A great many were fitted with uPVC through the nineties and early two thousands, often as whole street programmes. That generation of window is now twenty five or thirty years old, and the frames are usually still perfectly sound while the hardware has reached the end of its life all at once.
That is why the commonest call from these villages is not a broken window, it is several windows that have all gone stiff or draughty around the same time. It looks like the windows are finished. They are almost never finished. It is stays, gaskets and locking gear, and doing the lot in one visit works out far cheaper than replacing anything.
The upside of street scale fitting programmes is that the hardware tends to be common patterns, which we carry. Most of these jobs finish on the first visit.
Whole house jobs and shared closes
Two situations come up more here than elsewhere and both are worth mentioning when you ring.
The first is the whole house service. If every window in the house is the same age and the same make, doing them together is a much better use of a visit than fixing one at a time as each one gets annoying. Our window service page explains what that covers.
The second is common doors and close windows in the flatted blocks. Those get harder use than anything in a private house and they are often nobody’s clear responsibility, so they get left until they fail completely. Can you come out today?
Sometimes, and more often here than anywhere else we cover, because you are on our doorstep. It depends entirely on what is already booked. Ring rather than emailing if it is urgent, and tell us if the property is insecure, because that moves you up the list.
All my windows are the same age. Should I just replace them?
Not on the strength of them all being stiff at once, which is the usual reason people ask. Frames outlast hardware by a long way. Get somebody to tell you honestly which it is before you price a full replacement, and if it genuinely is the frames we will say so. Our page on repair or replace sets out how to tell.
I am a landlord with a property in the village
That is fine and we do a fair amount of it. We can deal with the tenant directly for access, invoice you, and tell you plainly what needs doing now against what can wait, which is usually what a landlord actually wants to know.
