Glass replacement in Carluke and Lanark

The commonest glass job of all is a misted sealed unit. The seal round the edge of the unit gives up, damp air gets between the two panes and the window looks permanently foggy. It never clears on its own. We measure the unit, have a new one made to size and fit it into your existing frame, so the window stays and only the glass changes.

Carluke sits on a plateau close to two hundred metres above sea level, and parts of Lanark are higher still. Houses that high take the weather side on, which is hard on older units and on the gaskets around them. When one unit in a house fails, the others fitted on the same day are rarely far behind, so it is worth a look round the rest of the windows on a cold morning.

Two towns with different housing

Carluke has grown a good deal in recent years, helped by its direct train link to Glasgow. Alongside the older streets and the council housing around Crawforddyke, Whitehill and Cairneymount, there are newer estates on the south side of town and more homes going up at Braidwood. The newer houses bring early door problems and, a few years in, the first misted units. The older ones bring worn hardware and units that have simply reached the end of their life.

Lanark is far older. It has been a royal burgh since the twelfth century, and the High Street and the streets off it are lined with two and three storey stone buildings. Council housing in areas like Wheatpark, Smyllum and Bankhead sits around the edge of the town, and the old grammar school on Hyndford Road is being turned into new homes.

Lanark and New Lanark conservation areas

The centre of Lanark, taking in the High Street, Bloomgate, Castlegate, Wellgate and the streets around them, has been a conservation area since 1975. South Lanarkshire Council’s guidance for it says most modern window types are not suitable there, and that in many cases only traditional timber sash and case will be accepted. If you are thinking of replacing windows in the middle of town, speak to the council before ordering anything.

Repair is usually the sensible route there. A new sealed unit in the existing frame, a new hinge or a door that has been re-hung so it locks again changes nothing anyone can see from the street. Our article on window rules in Scotland covers the wider position.

New Lanark is a different case altogether. It is a World Heritage Site with its own conservation area, and almost every building in the old village is listed, so anything to do with its windows goes through the council and the listing rules first.

Two of our windows have misted. Will the rest go too?

Possibly, but not necessarily. Units fitted on the same day tend to fail within a few years of each other, so it is worth checking the others, but there is no point replacing glass that is still sealed. If several have gone at once, doing them together brings the price per window down.

We have just moved into a new build in Carluke and the back door is catching. Who do we call?

The builder first, while the house is still within its warranty period, because a door settling in a house that new should be their problem rather than yours. After that, or if they will not come back to you, we can adjust it.

Do you work on the old timber windows in the centre of Lanark?

Not the single glazed or puttied ones. We only replace double glazed sealed units, so traditional timber sash and case with the glass set in putty is work for a specialist. If your windows are double glazed, a misted or cracked unit is a job for us, and repairing what you have is often the simplest route in the conservation area.
