We cover Newton Mearns from the Broom and Whitecraigs to Mearnskirk, Crookfur, Greenlaw, Patterton and the new homes at Maidenhill. When a double glazed unit mists, cracks or gets broken, we replace it in the frame you already have, from £75 for a hopper sized pane, and we fix the doors that drop, the locks that stick and the hinges that wear alongside it.
Glass replacement in Newton Mearns
Houses in Newton Mearns tend to have a lot of glass: wide living room windows, bays, glazed doors and side panels. When one of those units mists between the panes, the seal round its edge has failed, and it will not clear on its own. The fix is a new sealed unit made to measure and fitted into the existing frame. The window stays, and so does everything else about the house.
That matters more here than in most places, because large units are where replacement quotes get eye watering. A firm selling new windows will often quote for the whole frame, or the whole elevation, when the only thing that has failed is the glass. Replacing just the unit is a fraction of that.
Cracked and broken glass is the same repair with the opening made safe first, and our broken window repair page covers that. Glass in and beside doors goes back in as safety glass, and obscure, leaded and Georgian bar designs can usually be matched. The detail is on our window glass replacement page. We only work with double glazed sealed units, not single glazing or glass set in putty.

How Newton Mearns grew
Newton Mearns grew as a commuter suburb for Glasgow. Around six thousand houses went up in the thirties, among them the Broom Estate, which Mactaggart and Mickel began selling in 1932, with white villas and metal framed windows in the style of the time. Building picked up again in the fifties and then took off: the population more than doubled between 1971 and 1981 and kept rising after that.
That growth means a great many houses in Mearnskirk, Crookfur and the estates around them were built from the seventies onwards, and the newer layers keep coming. The old Mearnskirk Hospital site became several hundred houses and flats in the nineties, Greenlaw was started in 2007, and Maidenhill, with more than eight hundred homes, has been building since its approval in 2017.
The result is a lot of double glazing of a similar age. Units fitted in the nineties and two thousands are now at the point where seals fail, and the hinges on heavy sashes and doors have done a lot of work.
What a repair costs in Newton Mearns
No call out fee, here or anywhere else we work. You pay for the work done.
Glass starts at £75 for a hopper sized unit, the small opener at the top of a window. The large units common in Newton Mearns cost more, as do toughened, obscure, leaded and low emissivity glass. Hardware is priced by the part. We quote each job on its own, and a photo on WhatsApp with a rough width and height usually gives you a good idea before anybody comes out.
Getting out to Newton Mearns
Newton Mearns is a little over half an hour from us, by the East Kilbride expressway and the M77, so it is one of our longer runs, and one we are happy to make. We work Monday to Friday, 8am to 5pm. If a door will not lock or glass has been smashed, say so when you call and it moves up the list.
We do the work ourselves, with no subcontractors, so the person who measures your glass is the person who fits it.

Upper and Lower Whitecraigs
Whitecraigs, built up around the station that opened in 1903, has two conservation areas, Upper and Lower Whitecraigs, and some of its villas are listed. Since May 2024, most window replacements in Scotland no longer need a planning application, but in a conservation area new windows at the front, or at a side facing the road, need East Renfrewshire Council’s prior approval unless they closely match the existing ones, and listed buildings need listed building consent.
A repair sidesteps all of that. A new sealed unit in the existing frame, or a hinge or lock put right, leaves the house looking exactly as it did. Our article on window rules in Scotland covers the general position.
New windows and doors in Newton Mearns
Where the frames are sound, we will tell you, and fix what has failed. Where they are finished, we supply and fit new double glazing ourselves. Flush sash windows suit older villas where a traditional line matters, casement windows suit most of the newer estates, and for doors we fit uPVC and Palladio composite doors. Measuring and quoting are free, and our page on new windows and double glazing sets out the choices.
Questions from Newton Mearns
We have been quoted for a whole new bay because one pane has misted. Is that necessary?
Almost never. Each pane in a bay is its own sealed unit, so the one that has failed can be measured and replaced on its own. Our guide to what it costs to fix a misted window compares the two properly.
We are in one of the new homes at Maidenhill and a door has started catching. Who do we call?
The builder first, while the house is within its warranty period, because a door settling in a house that new is their problem rather than yours. After that, or if they will not come back, we can adjust it.
Our big living room window is hard to open and close. Can it be fixed?
Usually. Large sashes are heavy, and the weight wears friction stays and hinges faster than on small windows. Replacing the stays on a big sash is a repair, not a reason for a new window. Our guide to replacing worn window hinges explains what is involved.
